Project Background
Plymouth Pediatrics had been in its current office for over 50 years. The office was not fully ADA-compliant and needed significant upgrades, and the practice was running out of space. Their goal was to find a new office either for lease or for purchase so they could expand their business and re-brand their practice. They were renting from the practice’s founder and were up against an expiring lease, so the timing was essential.
Process
We toured multiple times with various members of the practice. We saw spaces for lease, buildings for sale, and options to buy land and build a building. Plymouth Pediatrics narrowed its search down to two options. One was an existing stand-alone retail building for sale that would require much work. The other was a parcel of land where they could buy and build a building precisely to their specifications. We looked at the financial comparisons, leveraging input from their CPA, architect, and contractor. The partners of Plymouth Pediatrics blocked off time weekly to meet as a team, make decisions and move the process along.
Results
Plymouth Pediatrics purchased land and built a 12,000 SF state-of-the-art building that fit their practice’s exact specifications. The process from initial consultation to closing on the land took over a year and a half. The land was leveled and permitted for a 24,000 SF building, so construction took considerably less time than if they were to buy raw land that needed to be cleared and graded.
